I received this exciting text from Anne and Neil not long after their property was listed online. I was literally ‘over the moon’, to hear this as they had worked extremely hard to present their dream home to market. With the support of their real estate agent, Chris Wease from Remax Living and advice from Stage the Dream, it’s easy to tell that they were very happy with the result.

During the consultation our suggestions included packing away the large cabinet at the end of the room. There was also another shelving unit on the left as buyers would have walked in the door. Suggestions also included the repositioning of the dining table. Our aim for the home sellers was to open up the space.

In this real estate photo you can see that the large buffet unit has been pre-packed and all of the shelving and display cabinets have been decluttered and styled. With the repositioning of the dining room table, there was a lot more of an open space feel. Potential buyers can now see around the space with more walls exposed.

Without staging and preparation, this home may not have achieved a sale price at a suburb record for the area!

This 3-bedroom home, 2 bath, 2 cars, Kilcoy, Qld home, had an above listed offer at the first open home. With the homeowners, putting in the extra staging effort, their property sold for cash at $860 000 or 12.9 % over the $749 000 asking price.

As occupied staging uses what a home seller already has, with a few extras for sale presentation, sometimes it isn’t obvious what work has been done. Let’s look at this from this home seller’s perspective.

 They knew that how you lived in your home, was not how you would present it for sale. Anne and Neil were definitely on board to make any changes required for the marketing of their home. They were keen to find out exactly how and what to do to reach ‘top dollar’, presentation.

 We had a very detailed consultation, moving items and using all of the ‘treasures’, they had already in their home. We immediately moved these chairs in their living room to create two defined spaces for living within the same space.

This long space was the perfect area for relaxing. But our suggestions included repositioning the 2 occasional chairs to make a separate sitting area where buyers could see a new possibility. There were a few other decor suggestions and repositioning on the end not seen in the photo. We are all about trying to wherever possible, utilise the home owners items, therefore limiting expenditure.

As you can see, there is more available walking space and the area now includes two designated spaces. Giving buyers an example of how spaces can be used is very important for them to see potential.

In the master bedroom, the sellers opted to purchase a white quilt, to widen their buyer audience. Their walk-in-robe behind the bed was decluttered and styled with suggestions during the initial consultation.

In this space, suggestions were made around the bed linen to open up buyer appeal. We suggested to fold this beautiful quilt into a throw across the bed. The walk-in-robe suggestions were specific ideas around how to style and how much to remove.

MASTER BEDROOM

The home owners decided to purchase a lovely white coverlet and some new white matching feature pillows. As you can see from this after photo, occupied home staging doesn’t have to be expensive to create a more buyer appeal photo.

In the study and multi-purpose room, there were changes made to the wall behind the sofa by removing the bulk of the wall art. During the consultation, it was suggested to rehang a neutral wall art on the wall behind one of the doors and place it above the sofa. By decluttering the wall, the space looked cleaner and longer, maximising space when selling is vital. With changes to the study tabletop arrangement and prepacking a T.V. and unit in front of the sofa, there was more available walking space. Suggestions were also made for styling the large bookcase, which couldn’t be removed for storage.

Originally this bookshelf was full of books. Prepacking items before selling will ensure a significant difference to home sellers’ angst.

This display unit now looks less cluttered and will allow potential buyers to notice the “fixed assets”, or home features, rather than looking at all of your ‘treasures’.

Finally, following the kerb appeal discussions, the homeowners decided to paint the small entry gate white as the steel version was too obvious. Once painted, the homeowners, couldn’t believe the change and wondered why they hadn’t thought of it. Their family noticed the beautiful entryway as soon as they arrived and complimented the home sellers.
